Doug’s early career began in the fast-paced world of advertising, where he served as an Account Executive managing marketing and communications strategies for major property management clients. This experience in a high-pressure, client-driven environment sharpened his instincts for audience insight, performance measurement, and the power of clear communication. It also introduced him to the multifamily industry, a sector that would ultimately become the backbone of his entrepreneurial success.

His transition from advertising to the “client side” marked a significant evolution in his professional path. Over more than a decade in senior marketing leadership roles at Gates Hudson, Forest City Residential, and Associated Estates Realty Corporation—the latter two being a prominent National Multifamily Housing Council Top 50 company, Doug led national marketing, training, research, and retention initiatives. His work in these roles deepened his understanding of resident behavior, employee motivations, and the operational challenges that shape property management organizations. Those insights ultimately laid the groundwork for his future as a founder and industry thought leader.

In 1996, driven by a desire to create broader impact, Doug founded The Miller Marketing Group, a national consulting firm that supported property management companies through outsourced marketing, training, and resident feedback services. His ability to identify operational blind spots, translate data into action, and coach teams toward higher performance made the firm a trusted partner for many leading companies. It was during this period that Doug recognized the industry’s growing need for systematic, research-based resident feedback—a realization that would spark his most influential entrepreneurial venture.

In 2000, Doug founded SatisFacts Research, a company that revolutionized resident satisfaction measurement across the multifamily sector. Under his leadership, SatisFacts grew by an extraordinary 782 percent over fifteen years, serving nearly 300 management companies and more than three million apartment units nationwide. The company became the industry’s leading provider of resident feedback, retention strategies, and reputation management solutions, earning awards for innovation and impact. Doug’s ability to merge data science with practical, actionable insight positioned SatisFacts as an essential partner for companies seeking to reduce turnover, enhance resident loyalty, and improve financial performance.

Following the sale of SatisFacts to Internet Brands (owner of ApartmentRatings.com and backed by KKR), Doug continued to lead the organization as president for several years. He then channeled his expertise into a new mission: advancing corporate social responsibility (CSR) within multifamily organizations. As the founder and CEO of ManagInc, he helped companies evaluate and strengthen their stakeholder relationships across employees, residents, suppliers, and communities. His belief that stronger stakeholder engagement produces stronger business outcomes shaped ManagInc’s suite of assessment tools, planning systems, and perception studies.

ManagInc would later merge into Swift Bunny, where Doug now serves as Partner and Chief Research Officer. In this role, he oversees all research functions, designs survey and feedback systems, and conducts special studies that help organizations improve employee engagement and retention. His work powers Swift Bunny’s signature platforms, Ingage™ and Intouch™, which provide year-round, event-triggered feedback on workforce and resident experiences. Doug’s analytical rigor, paired with his deep empathy for the human side of organizational life, continues to influence how companies understand and respond to the needs of their teams.

Beyond his executive roles, Doug has maintained a strong presence as a respected speaker, thought leader, and advisor.
