Currently serving as Assistant Property Manager at Onyx Equities for the NEST campus in Kenilworth, NJ, Dawn supports the transformation of a 108-acre multi-tenant, mixed-use campus that includes tenants such as Merck, CoreWeave, Netflix, Revlon, and NJIT. The role calls on her cross-functional capabilities as she collaborates with environmental, construction, asset management, and leasing teams, as well as local officials, to support building repositioning and future expansion planning.
Prior to joining Onyx Equities, Dawn held leadership roles at notable firms including Diversified Management Plus, The Birch Group, John Hancock Real Estate, Wyndham Worldwide, Cushman & Wakefield, and Grubb & Ellis. As Vice President of Leasing and Tenant Relations at The Birch Group, she spearheaded lease negotiations and tenant retention strategies for a portfolio exceeding $800 million in value. At John Hancock, as Leasing Director for U.S. Asset Management, she oversaw a substantial portfolio across New York and New Jersey, enhancing net income through smart leasing strategies and operational efficiencies.
Earlier in her career, Dawn served as Transaction Manager for Wyndham Worldwide, managing over 3 million square feet of leased and owned assets across North America and leading initiatives that resulted in multimillion-dollar savings. Her foundational experience in brokerage with Cushman & Wakefield and Grubb & Ellis sharpened her negotiation skills and laid the groundwork for her client-focused approach.
Dawn’s career is also marked by her leadership in corporate culture and community engagement. She was the founding President of Wyndham’s Veteran Associate Business Group (I-VOW) and the Communications Chair for John Hancock’s Veteran Employee Resource Group (MiLE), where she supported veterans transitioning from military to corporate life. Additionally, she previously served as Chair of Wynona House, a Newark-based nonprofit focused on child advocacy.
