Nicholas Soverns is a construction, real estate development, and consulting executive whose career has been built at the intersection of hands-on field expertise and high-level strategic leadership. With approximately 18 years of professional experience, Nicholas has developed an unusually comprehensive understanding of how projects move from an initial concept and land opportunity through design, permitting, financing, construction, quality control, and final delivery. His leadership philosophy is grounded in practical knowledge: understand how something actually works, gather the right information, anticipate problems, and then make decisions that produce durable results.
Nicholas began building his professional foundation in project management with Rising Star Roofing & Chimney, where he spent a decade planning and scheduling commercial and residential projects. His responsibilities extended well beyond coordinating construction activity. He negotiated with contractors and subcontractors, developed detailed estimates and budgets, coordinated with inspectors and municipalities, managed site logistics, monitored safety compliance, maintained quality standards, and drove projects through closeout. Those years gave him a firsthand education in the realities of construction and established the operational discipline that would become a defining feature of his career.
In 2018, Nicholas advanced into the role of Managing Partner with Rising Star Roofing, taking responsibility for strategy and development across the East Coast Florida territory. In this expanded leadership capacity, he balanced growth objectives with the operational details required to protect profitability and client outcomes. He negotiated contracts and pricing, collaborated with architects and engineers, implemented construction safety planning, maintained current knowledge of products and building systems, and addressed quality and customer service issues by identifying their root causes and improving the systems behind them. His progression from project-level execution to strategic leadership strengthened his ability to see a business from both the jobsite and executive perspectives.
Nicholas further expanded his entrepreneurial and executive capabilities in 2022 when he founded Soverns Developers, where he serves as COO and Founder while actively leading real estate development initiatives. His work encompasses the design, construction, and sale of luxury residential and commercial properties, with particular experience in high-end residential projects in the $3 million to $7 million range. He oversees the full development lifecycle, including site and land acquisition considerations, design coordination, permitting, construction financing and draws, RFIs, submittals, shop drawings, inspections, vendor relationships, and final project execution.
At Soverns Developers, Nicholas serves as both a high-level visionary and a highly engaged operator. He qualifies and manages architects, engineers, consultants, subcontractors, inspectors, vendors, general contractors, and other stakeholders while keeping the project’s financial, aesthetic, operational, and client objectives aligned. His experience across Connecticut, Massachusetts, and Florida has reinforced his understanding that successful development requires more than an attractive design or ambitious vision—it requires systems that function in the real world. Nicholas is equally comfortable discussing strategy with ownership in a boardroom and evaluating execution on a jobsite early in the morning.
His portfolio reflects a capacity to manage technically demanding and highly customized work. Landmark projects have included “Ascensione,” a luxury new-construction residence in Lighthouse Point featuring South Florida’s first custom glass hydraulic elevator extending to a rooftop veranda; the Eastwinds Apartment Complex commercial roof replacement; restoration work involving 36 multifamily homes at Quail Ridge; a renovation project at Wesleyan University; and specialized roofing work for the Guilford Community Center involving lead-coated copper and heated eave closure metal. These projects demonstrate Nicholas’s ability to coordinate specialized trades, technical requirements, budgets, schedules, design expectations, and quality standards simultaneously.
In 2023, Nicholas founded Tactical Roof Consulting, a client-focused consulting firm specializing in comprehensive evaluations of roofing and waterproofing systems, needs, and solutions. The business draws upon an area in which Nicholas possesses particularly deep technical expertise while reinforcing his broader identity as a consultant and solution finder. His knowledge extends into roofing, masonry, windows and doors, waterproofing, and related construction systems, yet his greatest strength is understanding how these individual components interact within the full lifecycle of a development or construction project.
Nicholas approaches consulting with what he describes as a “doctor’s approach”: diagnose before prescribing. Rather than beginning with a predetermined answer, he believes leaders should first gather the relevant facts, understand how systems were designed to function, examine the practical conditions surrounding a challenge, and educate decision-makers before recommending a path forward. This mindset is especially valuable when working with owners, investors, developers, private equity groups, or organizations entering construction and real estate without deep operational experience. Nicholas brings situational knowledge that can help translate ambitious business plans into strategies that can actually be executed.
Throughout his career, Nicholas has developed a reputation for balancing high-level strategy with direct execution. His expertise spans real estate development, construction management, project design, operations, budgeting and cost control, contract negotiation, subcontractor management, safety, logistics, quality control, client relations, scheduling, consulting, and problem solving. He is particularly effective when several large or complex priorities must be managed simultaneously, combining analytical thinking with the willingness to engage directly when circumstances require decisive action.
His educational foundation includes studies in Construction Management at Central Connecticut State University, complemented by practical certifications and extensive field experience. Nicholas has also participated in internal speaking and presentation settings, where his ability to communicate technical and operational information supports team alignment and informed decision-making. He has developed written consulting materials through Tactical Roof Consulting and is working behind the scenes on a book, extending his commitment to documenting and sharing lessons learned through years of real-world experience.
For board and advisory service, Nicholas offers a perspective shaped by entrepreneurship, operations, development, construction, and consulting rather than theory alone. He is particularly interested in opportunities involving construction, real estate development, and consulting organizations, while remaining open to companies of varying sizes. His experience has primarily been within small and mid-cap environments, where leaders are often required to think strategically while remaining close enough to operations to recognize problems before they become expensive failures.
At the center of Nicholas’s professional identity is an intense work ethic and a desire to be genuinely useful. He describes himself simply as someone who strives to be the hardest worker in the room, but that work ethic is paired with a strong commitment to educating others before guiding them toward major decisions. Whether advising a company, developing a property, solving a construction problem, or evaluating an operational strategy, Nicholas seeks to provide decision-makers with practical information grounded in real-world experience. His value as a leader comes not merely from knowing how to build, but from understanding why systems succeed or fail—and having the determination to find a workable way forward.
