Over the ensuing decades, his responsibilities extended far beyond traditional business development. He became deeply involved in the opening, operation, design, consulting, and strategic direction of many of the company’s most significant projects, developing a comprehensive understanding of how transportation, real estate, hospitality, customer experience, technology, and infrastructure intersect.

He helped expand ACE from a Southern California-centered organization into a company operating across major markets throughout the United States and internationally. His business development leadership contributed to growth from approximately $50 million in sales with a two-person sales organization to an enterprise reaching approximately $1 billion in sales supported by a sales team of nearly 50 professionals. His leadership also helped extend ACE’s footprint into markets including Seattle, Phoenix, Texas, Atlanta, Charlotte, Washington, D.C., and other major metropolitan areas. This experience has given Steve an unusually broad perspective on enterprise scaling, market development, sales leadership, operational execution, capital allocation, and the organizational disciplines required to turn ambitious growth strategies into sustainable results.
Transportation and airport mobility have been particularly important chapters in Steve’s career. In the early 1990s, he developed a dedicated airport-focused division designed to better serve existing and prospective airport clients, helping establish a platform for substantial future growth. At San Diego International Airport, he helped launch the airport’s first fixed-route shuttle operation and guided its development from a small fleet into a sophisticated transportation operation with multiple routes and more than 30 shuttles. His experience subsequently extended across airport transportation operations in markets such as San Diego, Phoenix, San Jose, and Orange County, as well as additional locations in the United States and Europe. Through this work, Steve developed deep expertise in fleet operations, transportation infrastructure, procurement, customer service, regulatory considerations, and the operational complexities of high-volume public environments.
Steve has also emerged as an experienced leader in the transition toward electric transportation and supporting infrastructure. Over the course of his career, he has helped guide fleet evolution from conventional gasoline vehicles through alternative fuels and ultimately into electric mobility. His leadership included the electrification of the San Diego International Airport shuttle fleet and oversight associated with more than $20 million in procurement involving 50-plus electric buses and the charging infrastructure required to support them. These initiatives required coordination among utilities, government entities, engineers, airport stakeholders, vendors, and operating teams. The resulting experience has given Steve practical insight into EV fleet procurement, charging infrastructure, battery management, utility coordination, sustainability strategy, and the operational realities that determine whether ambitious electrification programs succeed.

Steve and the ACE organization have contributed expertise to significant projects throughout the United States, including City Place in Santa Clara, River Oaks District in Houston, Fifth + Broadway in Nashville, The Shops in Buckhead, Kemper Development properties in Bellevue, Hundred Mill Avenue in Tempe, Vista Depot in Columbia, and major San Diego developments such as RaDD and Seaport Village. His work has encompassed parking and valet design, feasibility analysis, revenue and expense projections, stall optimization, transportation planning, operational strategy, and the integration of mobility systems into complex developments. During the COVID-19 era, he helped advance ACE’s expansion into Spain, navigating the unusual challenges of international business development during a period of significant global disruption. The company secured airport management operations across Spain, adding an international dimension to Steve’s already extensive U.S. market experience. His broader exposure includes Europe, the European Union, Mexico, and Saudi Arabia, giving him perspective on the opportunities and challenges that accompany cross-border expansion, competitive procurement, cultural differences, regulatory environments, and partnership development.
