Kelly J. Gallacher: Building More Than Facilities, Shaping the Future of Storage

Published on:

“With decades of experience behind me, I’ve learned that a positive outlook goes a long way—and that my greatest strength is helping others navigate around the common mistakes many make when entering the self-storage business. In this industry, that insight is invaluable.”
Kelly J. Gallacher

For over three and a half decades, Kelly J. Gallacher has shaped the trajectory of the self-storage industry with vision, innovation, and unshakable leadership. As Co-Founder and Principal of Gallacher Development LLC, his reputation is forged not just in concrete and steel, but in pioneering ideas and strategic foresight that have redefined how storage facilities are conceived, built, and operated across the globe. From his early days in real estate to becoming a revered figure on both national and international industry boards, Gallacher’s career is marked by a steadfast commitment to progress and a passion for leaving lasting impact.

Kelly’s journey began in traditional real estate, developing a variety of asset classes including multifamily housing, medical offices, and industrial buildings. However, it was in 1993 that his career took a decisive turn when he oversaw the acquisition and conversion of a vacant retail center in Houston, Texas—his first foray into the self-storage world. What followed was a passionate and purposeful shift in focus. Over the ensuing decades, he would lead the development and conversion of over 100 self-storage facilities throughout the United States and abroad, consistently identifying opportunities where others saw obstacles.

One of Kelly’s most significant innovations was the introduction of the “drive-thru” concept in the early 1990s. By converting underutilized buildings into indoor, climate-controlled storage where customers could literally drive their vehicles inside, he not only increased convenience but also elevated customer safety and comfort. This approach quickly gained traction and became a widely accepted model in the industry—further testament to his knack for being ahead of the curve.

Gallacher’s international ventures reflect both his ambition and his ability to navigate complex, unfamiliar markets. In 2000, he relocated to Europe to personally oversee development efforts in the Netherlands, Germany, and France, becoming the first developer to establish self-storage in several of these countries. His work in Europe, and later in Brazil, exemplified his global mindset and reinforced his belief that quality and innovation transcend borders.

Beyond development, Kelly’s influence has extended to industry leadership and governance. He has held board positions with some of the most respected organizations in the field, including a seven-year tenure with Janus International, the world’s leading supplier of self-storage metal products. His board experience also spans the National Self Storage Association (serving as Treasurer and Vice Chairman), the European Self Storage Association, the Latin America Self Storage Association (as an advisor), and multiple state-level associations in California and Utah.

His dedication to thought leadership is further evidenced by his contributions as a speaker and writer. Kelly has delivered presentations at major self-storage conventions across the U.S. and Europe, where his insights on operations, development, and growth strategies are sought after. He has also authored numerous articles for the National Self Storage Association, helping to shape the discourse on industry best practices and emerging trends.

Despite his long list of professional accomplishments, Kelly remains grounded in his personal values. A devoted husband, father, and grandfather to 19 grandchildren, he relishes time with his family and enjoys traveling with his wife. His hobbies—skiing, bird hunting across Europe, Mexico, and the U.S., as well as woodworking and wood carving—reveal a man who values craftsmanship, precision, and joy in the process, much like his approach to business.

Now semi-retired, Kelly’s motivation to serve on corporate boards is fueled not by ambition but by a sense of stewardship. Colleagues and peers have long encouraged him to share his hard-earned knowledge, expressing that it would be a loss to the industry should his experience go untapped. Eager to mentor, guide, and lend his strategic insight, Kelly views board service as a natural next chapter in his professional journey—one that allows him to give back while continuing to make meaningful contributions.

His professional ethos is characterized by a balance of strategic vision and operational detail. Whether leading a groundbreaking development project or contributing to high-level boardroom discussions, Kelly’s approach is consistent: listen deeply, plan carefully, act decisively, and lead with humility. It’s this approach that earned his facility in Tooele, Utah the prestigious “Facility of the Year” award in 2023, underscoring his continued relevance and excellence even in the later stages of his career.

With fluency in Spanish and conversational German, Kelly brings a culturally attuned perspective to every engagement. His global experience, paired with his personable leadership style and deep operational expertise, make him uniquely qualified to advise, challenge, and elevate companies—particularly those within or adjacent to the self-storage sector. His mission is clear: to be the voice of experience and wisdom for a new generation of builders, developers, and innovators.
