His work involves collaborating closely with senior leadership, including the Associate Vice Chancellor and Assistant Director of Capital Programs, to review project schedules, manage budgets, and prepare presentations for key stakeholders. Cyrus has been actively involved in several significant projects, including the UCLA Health Westside Pavilion acquisition site, the Gayley Towers student housing redevelopment, and the Mid-Wilshire Medical building renovation. His ability to handle complex projects while ensuring they align with both financial goals and organizational priorities has been crucial to the success of these initiatives.

    Prior to his role at UCLA, Cyrus worked at Atlantic Pearl Investments in West Hollywood, where he served as Senior Analyst for five years. In this capacity, he was responsible for managing property teams and overseeing asset management for a portfolio valued at over $140 million. Cyrus worked directly with the CEO and CFO to revise lease agreements, track tenant improvement projects, and assess the financial feasibility of potential acquisitions and development opportunities. His expertise in financial modeling and pro-forma analysis enabled him to determine the viability of new projects, including several valued at up to $40 million. Cyrus played a key role in reviewing contractor bids, liaising with city planning departments for permitting approvals, and managing relationships with brokers to secure optimal lease terms. His keen eye for detail and strategic approach allowed him to make informed recommendations that positively impacted the company’s bottom line.

    Earlier in his career, Cyrus was a Special Projects Coordinator at the California Association of Realtors, where he spearheaded the development of several reports and market analyses that informed strategic decision-making for the organization’s leadership.
