    Richard Heapes is a nationally recognized leader in the planning and design of urban, mixed-use developments, with a distinguished career spanning over four decades. His expertise has shaped cities around the world, with a portfolio that includes the planning, design, and public consensus building for more than fifty “Main Streets” across the United States. Many of these projects have earned prestigious national AIA and ULI Awards of Excellence, underscoring his commitment to excellence in urban design.

    Recently retired from his leadership role at HBC’s Streetworks Development, Richard’s impact is evident in major urban downtowns such as Vancouver, BC; Beverly Hills, CA; and Westfield, NJ. His strategic vision and ability to foster public engagement were instrumental in these transformative projects.

    As a co-founder of Street-Works Development, Richard played a pivotal role in the creation and public education effort for the $285 million Blue Back Square mixed-use development in West Hartford, Connecticut. He also managed the comprehensive public consensus effort for Street-Works Development’s ambitious $2 billion redevelopment of Downtown Detroit, Michigan, a project that continues to shape the city’s future.

    Richard’s career also includes significant leadership positions at Cooper Carry, where he served as Partner, and at Skidmore, Owings & Merrill LLP (SOM) as an Associate Partner. His educational background is as impressive as his professional achievements, holding a Master of Architecture and Master of Visual Design from the University of California, Berkeley, and a Bachelor’s degree in Environmental Design from the University of Colorado, Boulder.

    Currently, Richard continues his focus on creating vibrant American places as a consultant with STREETUP, a collaborative partnership of passionate placemaking experts, based in Detroit, Michigan.
