He played key roles in projects such as the Jessie Square Garage in San Francisco, a luxury residential development in Boston, and the restructuring and sale process of the Sony Metreon—experiences that taught him how to align municipal stakeholders, contractors, lenders, and tenants around shared outcomes and strict timelines.

Raj then pivoted to international private equity, where he helped architect large-scale platforms and transactions in India during a period of rapid urbanization. As Chief Investment Officer of the South Asian Real Estate Group and later as a Principal at Red Fort Capital, he coordinated capital raises—including a $500 million fund—instituted institutional-grade underwriting and governance, and oversaw asset management across more than twenty residential and mixed-use projects with a combined value exceeding $5 billion. He co-founded Indra Capital Partners, structuring a signature $300 million Four Seasons mixed-use project in Bangalore.
